How to get MLS-ready listing photos without a photographer
Shoot the listing yourself on your iPhone, then have the photos professionally edited. That's the whole method. With Ziplist it takes about 30 minutes of shooting and costs $39, with edited, MLS-ready photos back in under 60 minutes.
What "MLS-ready" actually means
- Landscape, high resolution, and sized for upload. Horizontal photos big enough to look sharp on Zillow and your MLS.
- Level and straight. Walls and door frames run straight up and down.
- Bright and balanced. Rooms look bright, and you can see out the windows instead of seeing white glare.
- Honest. Edits like virtual staging are disclosed the way your MLS requires. In Arizona, that means the ARMLS "Digitally Altered" rules.
Step 1: Prep the home
Turn on every light, open the blinds, clear the counters, close toilet lids, and move cars out of the front shot.
Step 2: Shoot it yourself
Hold the phone sideways and level at chest height, shoot from the corners, and work in a simple order: front, kitchen, living areas, bedrooms, bathrooms, backyard. Aim for 25 to 40 photos. The full shooting guide is here.
Step 3: Get them professionally edited
This is the step that makes phone photos look like a pro took them: balanced window light, straightened walls, brighter rooms, and a blue sky. You can edit yourself, send photos to an editing service, or use an app that does it automatically.
Step 4: Add extras if the listing needs them
Empty rooms sell better staged, and the front of the house can look great as a twilight shot. Add the original photo next to any edited one if your MLS requires it.
The one-step way
Ziplist combines all of this. The app guides each shot on your iPhone, then delivers up to 40 professionally edited, MLS-ready photos in under 60 minutes for $39 a listing. Unlimited staging, declutter, and twilight is +$24, and an MLS video plus 4 Instagram reels is +$34.
